What we offer

A pivot door defines a space. It should be designed for it.

At Royal Design Marbella, pivot doors are specified around the opening, the architecture and the way the entrance will be used. Each project is approached from the brief first, with the system, proportion, hardware and finish selected according to the design intent.

For architectural steel and aluminium solutions, Royal Design Marbella works with selected European systems across Marbella, Benahavís, Estepona, Sotogrande and the wider Costa del Sol. For bespoke pivot entrance doors, Royal Design Marbella also works as a Different Doors Official Partner.

Why pivot

What makes a pivot door different from a standard door

A pivot door rotates on a vertical axis set into the floor and ceiling — not on side-mounted hinges. That single difference changes how the door moves, how it looks, and how it functions within a space.

  • 01

No visible frame on the top or sides

The door fills the full height of the opening, reading as a clean architectural plane rather than a door in a frame. In a premium interior, this is the difference between an element that serves the space and one that interrupts it.

  • 02

    Scale without visual weight

A well-engineered pivot door can be full-height and full-glass without the heaviness a conventional large door introduces. The pivot mechanism distributes the weight — what you see is the opening, not the hardware.

  • 03

    Precise, controlled movement

The pivot mechanism is set into the floor and ceiling, distributing the door's weight evenly. A correctly specified pivot door opens and closes with a consistency that a hinged door of the same scale cannot match — and continues to do so over time.

  • 04

    Architectural presence

In an entrance hall, a pivot door defines the space. It is not an accessory to the architecture — it is part of it. For premium residential projects on the Costa del Sol, this is the right solution when scale and precision matter.

Custom specification

Every entrance is specified around the project.

A pivot door is not only a product choice. It is a decision about proportion, movement, access, security and the way the entrance relates to the architecture. Royal Design Marbella coordinates the right system for each brief, from steel and aluminium pivot solutions to bespoke pivot entrance doors by Different Doors.

01 Opening and proportion The dimensions are reviewed against the architectural opening, the visual balance of the façade and the way the door will be used every day.
02 System selection Steel, aluminium or a bespoke pivot entrance door is selected according to the design intent, the performance requirements and the character of the project.
03 Entrance experience For Different Doors projects, the pivot entrance is developed as part of the arrival sequence, with scale, movement and façade alignment considered from the start.
04 Comfort and daily use Hardware, access, sealing and operation are reviewed so the entrance feels precise, secure and practical without disrupting the architectural language.
05 Local coordination Royal Design Marbella aligns the specification with architects, clients and site teams across Marbella, Benahavís, Estepona, Sotogrande and the Costa del Sol.

Partner systems

Three routes for one architectural decision

A pivot door can be solved through different systems depending on the brief. Some projects call for the precision of steel, others for the minimal language of aluminium, and others for a bespoke entrance door developed around the arrival experience of the home.

Sky-Frame aluminium pivot door system in an architectural villa
Aluminium · frameless architectural openings

Sky-Frame is the aluminium route for projects where the pivot element belongs to a wider language of minimal glazing, large openings and uninterrupted views. It is specified when the architecture needs the opening to feel visually light.

  • Aluminium system — suited to minimal architectural glazing concepts
  • Frameless language — designed to keep the view and the opening visually clean
  • Costa del Sol — Royal Design Marbella is the exclusive Sky-Frame distributor in the region

MHB steel pivot door system for an architectural residence
Steel · architectural pivot systems

MHB is the steel route. It is suited to pivot doors where the frame has an intentional architectural presence, with a precise relationship between glass, steel and the opening. Royal Design Marbella represents and coordinates access to MHB systems on the Costa del Sol.

  • Steel systems — for projects where the frame is part of the design
  • Glass and steel — specified around proportion, weight and architectural intent
  • Local coordination — RDM manages the project process for MHB on the Costa del Sol

Different Doors bespoke pivot entrance door for an exclusive residence
Bespoke pivot entrance doors · architectual entrance

Different Doors is the bespoke entrance route. As a Different Doors Official Partner, Royal Design Marbella guides selected pivot entrance door projects where scale, movement and the arrival sequence are central to the design of the home.

  • Bespoke entrance doors — developed around the architecture rather than a standard range
  • Official Partner guidance — from early advice and measurement to installation and service coordination
  • Entrance experience — suited to villas where the first point of arrival carries architectural weight

These partner routes are not interchangeable. Sky-Frame belongs to aluminium and minimal glazing, MHB belongs to steel systems, and Different Doors belongs to bespoke pivot entrance doors for exclusive residences.

Pivot door with clear glass — Royal Design Marbella Costa del Sol
Glass specification

Frame profile and glass options

The relationship between frame profile and glass is the central design decision in any pivot door. Every specification is confirmed before fabrication — we do not substitute during production.

  • Clear float glass

Available in 8mm, 10mm or 12mm depending on the structural requirements of the opening. Maximum transparency — the standard choice where the sightline beyond the door is part of the design intent.

    Principal entrances · Internal transitions
  • Laminated glass

Two layers bonded with an interlayer. Required for structural applications and floor-to-ceiling spans above approximately 2.4m. Maintains integrity if the glass is damaged — standard for external pivot doors.

    External doors · Full-height spans
  • Acoustic laminated

An acoustic interlayer reduces sound transmission between spaces. Relevant for internal pivot doors in open-plan layouts where the door provides separation without visual closure.

    Open-plan interiors · Living / dining
  • Satin / sandblasted

Diffuses light while maintaining the sense of volume. Used where privacy is needed without closing the space visually. Specifiable on one or both faces of the glass panel.

    Bathrooms · Private spaces
  • Tinted glass

Bronze, grey or smoke tint. Used to manage solar gain or introduce a specific tone into the material palette. Available in laminated or toughened configurations depending on the structural requirement.

External · Solar control · Aesthetic
Sky-Frame and MHB systems available. As exclusive distributors on the Costa del Sol, we supply and install both systems directly — including double-glazed configurations with thermally broken frames for external pivot doors where thermal performance is required.
Finishes

Powder coat, anodised aluminium, black frame

The finish defines how the door reads within the interior. It is specified alongside the frame profile and glass — not chosen at the end of the process. All finishes are applied after fabrication, to the complete door assembly.

  • Matte black powder coat

The most requested finish for steel frames. Reads cleanly against light stone, white plaster and timber. Holds its appearance over time without the maintenance a painted surface requires.

  • Dark anthracite

Slightly warmer than pure black. Often specified where the material context calls for something less absolute — mid-range stone palettes, warm timber, natural plaster.

  • Brushed steel

The steel surface left visible beneath a protective clear coat. Introduces warmth and texture. Works particularly well with bronze or brass hardware.

  • Anodised aluminium

Available in natural, black and dark bronze anodising for Sky-Frame aluminium systems. A surface treatment that is integral to the material — not applied over it — providing long-term durability in exterior applications.

  • Bespoke RAL

Any RAL colour can be specified for powder coat application on steel frames. Where a door needs to integrate precisely with an existing material palette — a specific grey, a dark green, a warm off-white.

All finishes are applied after fabrication to the complete assembly — ensuring consistent coverage across joints, corners and profile edges.

How we work

From brief to installation

Every pivot door we produce follows the same process — steel or aluminium. It does not change with the size of the project or the client type. Nothing critical is delegated — the same team manages each stage throughout.

  • 01

    Consultation and specification

We start by understanding the opening, the design intent and the practical requirements. If you have drawings, we work from them. If you are at an earlier stage, we develop the specification alongside you or your architect. Every element confirmed in writing before fabrication begins.

  • 02

    Technical design

We develop the full fabrication drawing — frame profile dimensions, glass panel sizes, hardware positions, fixing details. Where required, we produce a drawing for architect approval before fabrication begins. No interpretation. No assumptions.

  • 03

    Fabrication and quality control

The door is fabricated or assembled to the approved specification. Steel frames are welded, ground and finished. Sky-Frame and MHB aluminium systems are prepared and quality-checked. Every element is verified against the drawing before it leaves for site.

  • 04

    Installation by our own team

Our own installation team manages the on-site phase. We coordinate with the main contractor or site manager, confirm access and sequencing in advance, and complete the installation to the agreed programme. We do not subcontract installation.

What determines the cost of a pivot door

A pivot door is not a product with a fixed price — whether in steel or aluminium. It is a solution developed for a specific opening, and the cost reflects what that solution actually requires.

  • Material

Steel and aluminium systems sit at different price points. Sky-Frame aluminium systems are precision-engineered products with their own cost structure. Steel bespoke fabrication is priced from the brief. Neither is standard.

  • Dimensions

A larger door requires more material, heavier-rated hardware and, in most cases, a higher-specification glass. Scale changes the engineering — not just the material quantity.

  • Glass specification

The glass is frequently the most significant variable. Clear toughened in a standard frame sits at one end. Acoustic laminated in a large-format minimal-frame configuration sits at the other.

  • Frame and finish

Profile width, finish type and any bespoke RAL or anodising specification all form part of the scope. These are confirmed at specification stage — not adjusted later.

  • Installation conditions

A ground-floor installation with direct access differs from a door in a completed interior coordinated around other finishes. The installation cost reflects the actual site conditions.

Questions

Frequently asked questions about pivot doors

Questions we are asked regularly — answered specifically for projects on the Costa del Sol.

  • They look complex, but when they are designed and installed properly, the process is straightforward. The key is getting the specification right before anything is fabricated. At Royal Design Marbella, we develop the full technical detail before a single piece is cut or ordered. The installation itself typically takes one to two days for a single door. What makes it feel complicated when it goes wrong is a specification that was not thought through at the start. We do not let that happen.

  • We build exactly what is on the drawings. That is the whole point of what we do. We develop the fabrication detail from the specification — not the other way around. We do not have a catalogue we are trying to fit your project into. If there is a detail that raises a technical question, we raise it during the design stage, not during installation. Your architect gets what they designed.

  • The difference shows up in three places: how it moves, how it holds up over time, and whether it actually fits the opening it was designed for. A cheap pivot door is usually a standard-size product with a mechanism rated for the minimum load. After a year or two, it starts to settle — a 2mm gap at the top becomes 5mm, the seal fails, the door drags. A well-made pivot door has hardware specified for the actual weight of that door, fabricated to tolerances that keep the gaps consistent, and installed with fixings that account for the specific floor and ceiling conditions.

  • This is how many of our projects run. Many of our clients are based in the UK, Scandinavia or Central Europe and manage their Costa del Sol projects at a distance. We start with a detailed brief, confirm every element of the specification in writing before fabrication begins, and coordinate directly with whoever is managing the site — your project manager, main contractor or interior designer. You do not need to be present. You need to be confident that the person managing your project understands it.

  • Yes — external pivot doors are some of the most impressive applications and we install them regularly as principal entrances to villas across the Costa del Sol. In steel, the frame needs a thermal break if the building is climate-controlled. Sky-Frame aluminium systems are inherently thermally broken and designed for external performance. In both cases, the glass needs to be laminated and the hardware rated for external exposure. When these are addressed correctly at the design stage, an external pivot door performs as well as any other external door — and looks considerably better.

  • Proportion in a pivot door is mostly about the relationship between the door height and the ceiling height of the space it opens into. Full-height — floor to ceiling — is almost always the most resolved solution in a premium interior, because it reads as part of the architecture rather than an addition to it. Width is more variable: a single panel above about 1,100mm starts to feel unwieldy in movement, and we often recommend a narrower panel with a fixed sidelight for wider openings. We discuss proportion as part of the initial consultation.

  • Working with architects and interior designers is where we spend most of our time. Your designer handles the design intent and the client relationship — we handle the technical development, fabrication and installation. We work from their drawings, respond to their questions with the technical detail they need, and flag any issues during the specification stage rather than on site. We do not need you in every conversation, but we always keep you informed.

  • Yes — Royal Design Marbella is the exclusive distributor for Sky-Frame on the Costa del Sol. We supply and install Sky-Frame aluminium systems directly, without going through a third party. If your architect has already specified Sky-Frame, we work from that specification and manage the supply, installation and coordination with the rest of your build programme. Having the distributor as your installer removes a layer of coordination that would otherwise sit on your project manager's desk. The same applies to MHB systems.

  • Steel allows for very thin profiles and a raw, industrial character that aluminium cannot replicate. It is bespoke by nature — every door is fabricated to the specific brief. Aluminium systems like Sky-Frame offer a precision-engineered product with consistent tolerances, inherent thermal performance and a clean, minimal aesthetic. The choice depends on the design intent, the application — internal or external — and what the project requires. We work in both and advise based on the specific brief, not on which material is easier for us to supply.

  • The more specific you can be, the faster and more useful our response will be. Ideally: architectural drawings or a dimensioned sketch of the opening, the location of the project, the design intent in a sentence or two, and any specific requirements — material preference, glass type, finish, hardware. If you have photos of the space, include them. If you do not have drawings yet, a description of the project type, the approximate dimensions and what you are trying to achieve is enough to start a useful conversation. Send us what you have and we will take it from there.
